Six bridge files on the desk this morning, eleven pages each, and four internal policy manuals that govern them. Every file is a business purpose loan on a non owner occupied investment property, and each one carries its purpose, its occupancy, its State and its exit plan. The agent sizes and prices the loan in code with the clause behind every term, builds the sources and uses from the documents rather than from the loan request, conditions the file against the third party reports, and drafts the preliminary credit memo and the conditions list for the credit lead to validate. The tools refuse a figure that is not written on the page it was cited from, and they refuse a condition that no document can clear.

What this shows

The problem
A bridge file arrives as a stack of documents that do not agree with each other, and somebody has to size the loan, build sources and uses, list what is missing across appraisal, title, flood, insurance and background, and draft the memo before the credit lead can look at it.
The result
The run below is real and is recorded: the loan sized and priced in code term by term with the clause behind each one, the sources and uses added up from the documents, the file conditioned, and the conditions list drafted, every figure carrying the page it came from.
Where it sits
It prepares a credit package for the credit lead and hands over a document that can be copied out. It is not a system of record and it does not replace one. Standalone demonstration. No connection to ATLAS or Notion.
What is simulated, and what is not covered
The lender, the six files and the four policy manuals are invented, and those manuals are one invented lender's internal policy, not anybody's law. There is no scanned document and no optical character recognition here, and no connection to a loan origination system. The desk makes no credit decision, no negotiation, no commitment to fund and no certification of title priority or of lien position, and it does not close. Receiving a document is not accepting it: the two actions above are two acts, and the agent refuses to record the credit lead decision unless the question carries it. The tool layer is real: it refuses a figure that is not written on the page it was cited from, and it refuses a rate the pricing grid did not produce.
What a pilot would need from your side
A sample of real files with the names removed, your credit and conditioning policy in whatever form it exists today, and one person who can say whether an answer is right.
